It is an honor to write to you for the first time as PHADA’s Executive Director.
Like many of you, my professional path into affordable housing was not linear, but it has always been purposeful. I have had the privilege of working on the ground at housing authorities, understanding firsthand the realities of operating federal programs in local communities. I have also spent over 10 years at PHADA, working alongside our members to translate those realities into policy, advocacy, and action at the national level. Along the way, I learned how strong organizations depend not only on sound policy, but on entrepreneurial thinking, adaptability, and people willing to build something better than what existed before.
Those combined experiences—operations, advocacy, and organizational leadership—shape how I approach this role. They also shape what I believe matters most: listening closely, showing up with integrity, and ensuring that the work PHADA does every day meaningfully supports the housing professionals fulfilling the missions of their agencies in diverse communities across the country.
I am equally driven by mission and by people because the two are inseparable in our industry. Affordable housing is complex, regulated, and increasingly resource constrained, but it is also deeply human work. Our members manage far more than programs; they serve communities, economies, and support residents’ long-term success.
I am also energized by learning and building strong relationships. I believe that the best ideas often come from listening, thoughtful exchange, shared experience, and a willingness to ask questions. I value structure and follow through—not for their own sake, but because they allow organizations like PHADA to operate with clarity, consistency, and credibility. These instincts guide how I lead, how I make decisions, and how I think about PHADA’s next chapter.
As Executive Director, my vision for PHADA is both simple and forward-looking:
- First, we will continue doing what PHADA does best.
PHADA has earned its reputation as a trusted, results-driven advocate for housing authorities. Our analysis, policy leadership, and credibility with Congress and HUD matter now more than ever. We will remain focused on strong federal advocacy, clear communication, and pragmatic solutions that reflect on-the-ground realities.
- Second, we will strengthen PHADA’s member value proposition.
In an increasingly complex operating environment, members need more than information—they need insight, responsiveness, and support that is timely and actionable. We will be intentional about ensuring PHADA’s programs, communications, and professional development efforts continue to deliver real value to housing authority leaders at every stage of their work.
- Third, we will deepen and expand member engagement.
Our strength lies in our members—not only in their numbers, but in their experience, expertise, and willingness to lead. We will look for new and better ways to engage existing members while also reaching beyond our current base to bring more voices into the PHADA community. Engagement is not transactional; it is relational. And it grows when members see themselves reflected in the organization and its direction.
None of this work happens without people, and PHADA is fortunate to have an exceptional team. I am grateful to work alongside staff who are committed, knowledgeable, and deeply invested in serving our members well. I am equally grateful for PHADA’s members, whose leadership, resilience, and candor strengthen this organization every day. You show up, not only for your agencies, but for the broader housing community, and that collective commitment is powerful.
Before closing, I also want to acknowledge PHADA’s Board of Trustees, especially PHADA President John Mahon. Transitions in leadership are defining moments for any organization, and I am deeply grateful for the Board’s guidance, partnership, and confidence during this period. Their steady leadership, institutional knowledge, and commitment to PHADA’s mission have provided both continuity and clarity at an important moment for the association. I look forward to working closely with the Board as we move forward together in service of our members.

I am excited about what lies ahead. The challenges facing public housing are real, but so are the opportunities for collaboration, innovation, and impact. Guided by our theme, “The Power of Story, the Impact of Advocacy,” ACE26 is designed to elevate voices, strengthen advocacy, and equip leaders with tools they can use immediately.
