On August 22, HUD published the methodology for its FY 26 Fair Market Rents (FMRs) in the Federal Register. Concurrently, the Department updated its rent limits website with both metropolitan and Small Area FMRs for all bedroom sizes. As in recent years, HUD has utilized both government and private-market rental data to calculate area rents. The FY 26 FMRs are effective as of October 1, 2025.
HAs can request reevaluations of their FMRs for 30 days following publication of the notice. Interested agencies may utilize admin fees or admin fee reserves to procure a local rent study to support any FMR reevaluation.
