The purpose of the Heating, Ventilation and Air Conditioning (“HVAC”) Specialist position is to perform a variety of skilled HVAC and electrical maintenance work at the High Point Housing Authority (“HPHA” or “Agency”) and affiliate properties. Work involves: the repair and replacement of all sizes of mechanical air conditioning and heating systems; periodic inspections; and lubrication of fans, motors, and pumps. The work also consists of general electrical work in assistance of the HPHA Electric Specialist. Requires on-call duty, including: varying hours, holidays, and night calls.
All activities must support the Agency’s strategic goals and objectives and produce results that accomplish the goals and functions of the Asset Management department.
The statements below are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required. Other duties may be assigned.
• Performs a variety of skilled HVAC work.
• Analyzes and assesses possible defects or malfunctions in HVAC systems and formulates appropriate solutions.
• Replaces air conditioning and heating systems, including refrigeration equipment, furnaces, heat pumps, boilers, LP, and natural gas systems.
• Removes and replaces broken or worn components of systems.
• Troubleshoots, identifies, and repairs HVAC problems.
• Performs preventive maintenance on HVAC systems, including: the inspection of air handlers and the inspection and lubrication of fans, motors, and pumps.
• Repairs ductwork as needed, in accordance with accepted standards.
• Performs electrical, plumbing, and construction duties related to air conditioning/heating maintenance, repair, and installation.
• Completes work orders by correctly adding work-time and material used on jobs.
• Monitors status of stocked supplies on truck as well as supplies used, to reconcile stores for periodic audits.
• Repairs or replaces electrical components such as: electrical outlets, switches, service boxes, lighting/ballasts, motors, etc.
• Performs other duties as assigned.

Education and/or Experience
High school diploma or equivalent and vocational/technical training in HVAC work. Five (5) years of HVAC experience installing and maintaining HVAC equipment and ductwork. An equivalent combination of education and experience may be considered.
