Duties and Responsibilities Assist Building Maintenance Technician by utilizing advanced skills, performing complex preventative maintenance, and corrective repairs of buildings, industrial systems, vehicles, equipment and grounds. Involves HVAC, plumbing and cleaning. Assist with the operation and maintenance of mechanical systems to include fire and security systems, boilers, heating and refrigeration systems, plumbing and irrigation systems, electrical and lighting systems, and elevators. Assists with inspecting conditions of facilities including roofs, gutters, and drains. Assists with constructs and repairs of structural items from blue prints, drawing or verbal instructions. Assists with welding, carpentry, painting, drywall, furniture/cubicle assembly, and locksmith tasks as necessary. Assists with prep and paint walls or performing other types of finish out. Assists with repairs and installing carpeting and floor tile (ceramic, vinyl and VCT). Assists with performing emergency and routine maintenance and repairs on commercial HVAC units to include cleaning of the coils, changing the belts/filters, pressure testing, adding refrigerant and changing other mechanical equipment as necessary. Assists with coordinating and monitoring the physical, environmental, and security conditions of all assigned buildings. Assists with ensuring Building Automation systems and maintaining the building lighting system, including element and ballast repairs or replacements. Identifies energy-saving opportunities and maintaining an energy management program to ensure all systems operate in the most efficient manner. Assists with preparing cost estimates for maintenance activities, maintaining maintenance records and files, and requisitions materials and supplies as needed to complete tasks. Assists with inspecting the work performed by outside contractors to include landscaping and remodeling. Performs other duties as assigned.

 

Qualifications and Knowledge. Required Associate’s degree or equivalent from a two-year college or technical school and two years of experience: or high school education or G.E.D. and four years related experience and/or training: or an equivalent combination of education and experience. Experience with facility/plan maintenance and engineering with experience in mid-rise commercial office buildings. License and certification in one or more: electrical, mechanical, plumbing HVAC, and refrigeration systems, process controls, mechanical power transmission, carpentry or engine repair. Preferred Associate’s degree or equivalent from a two –year College or technical school and two years of experience: or High school education or G.E.D. and four years related experience and/or training: or an equivalent combination of education and experience. Ability to write routine reports, business correspondence, and procedure manuals. Ability to effectively manage diverse relationships with clients, building occupants and contractors. Afterhours and on call work as needed. Proficient computer skills to include Microsoft Office Suit- Word, Excel, Outlook, and Access. Ability to communicate in Spanish and English is highly desirable. Bondable. Valid Texas driver's license. Eligible for coverage under Housing Authority fleet auto insurance.

 

PHYSICAL DEMANDS/WORK ENVIRONMENT: While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel and reach with hands and arms. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee must regularly lift and/or move up to 25 pounds, and on occasion lift and/or move up to 75 pounds with or without assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Work requires spatial perception and finger and manual dexterity. While performing the duties of this job, the employee is regularly exposed to toxic or caustic chemicals. The employee is regularly exposed to moving mechanical parts and fumes or airborne particles. The employee is regularly exposed to outside weather conditions, risk of electrical shock, dangerous heights, dangerous chemicals and skin irritants (e.g. cleaning solutions, solvents, and insecticides), dampness, direct sunlight, dust pollen, insect stings, and animals. The noise level in the work environment is usually loud. Stressful situations may occur when dealing with the public. The employee uses goggles, gloves, masks, waist support belts, safety boots, and other safety equipment. The employee must use arm strength to manipulate hand tools such as saws, sanders and jointers. Travel to other sites may involve adverse weather and road conditions.
